How sofa cleaning is priced in Singapore

Most Singapore cleaners price upholstery either per seat or per piece. Per-seat sounds simple until you multiply it out: at a typical S$50 to S$60 a seat, a three-seater lands somewhere near S$165. Per-piece pricing sets one figure for the whole sofa based on its size, which is both cheaper on larger pieces and far easier to check before you book.

BRISC prices per piece, published in full: an armchair or single seat is S$55, a 2-seater S$70, a 3-seater S$85 and a 4-seater S$130. L-shaped sofas are S$85, S$100 and S$165 for the 2, 3 and 4-seater versions. Dining chairs are S$25 each and office or gaming chairs S$45. No tiered "packages" to decode, no hidden call-out fee. There is a S$70 minimum order per visit, which covers the cost of getting a team and industrial equipment to your door. Any sofa from a 2-seater up clears it on its own. If all you have is a couple of dining chairs, the neat way to meet it is to add something else on the same visit, which is exactly what the bundle example further down shows.

What changes the price

Because each piece has a fixed published rate, the total mostly comes down to what you are having cleaned. But a handful of things can shift the exact figure, which is why we confirm it after seeing a photo rather than quoting blind. Think of these as factors that shape the quote, not a list of bolt-on surcharges:

• The size of the piece. The main driver. A 4-seater or an L-shape is more surface to extract than a loveseat, and the published rate steps up accordingly.
• Fabric vs leather. Both start from the same per-piece rates, but leather is cleaned and conditioned differently, so we confirm the exact figure once we've seen it.
• Level of soiling and set-in stains. A lightly used sofa and one with years of body oils, coffee rings or ground-in marks aren't the same job. Heavier soiling can mean extra pre-treatment time.
• Heavy pet hair. Embedded fur needs proper removal before extraction so the clean actually reaches the fabric.
• Special or delicate fabrics. Velvets, linens and some designer weaves need a gentler method and a careful patch test, which we factor in up front.
• Add-ons on the same visit. A mattress, dining chairs or a rug cleaned at the same time is each priced per piece, and doing it together saves a second trip. Bundling a sofa and a mattress also unlocks a promotional add-on rate, quoted on WhatsApp.

These are straightforward, lightly-to-normally-soiled examples; a heavily soiled or delicate piece is confirmed after a photo. Market rates elsewhere vary widely and are often left unclear until you enquire, so treat the numbers below as a genuine, published starting point rather than a mystery.

Why the cheapest quote isn't the cheapest clean

It's tempting to sort quotes low-to-high and book the cheapest. Sometimes that's fine. But rock-bottom pricing usually comes from cutting the parts of the job you can't see, and in Singapore's climate those shortcuts have a habit of coming back to bite:

• Over-wetting. Soaking a sofa is fast and cheap, but in our humidity it can stay damp for days. Slow-drying fabric is exactly where mould and musty smells start.
• Leftover detergent residue. If cleaning solution isn't properly extracted, the sticky residue left in the fabric attracts dirt back faster, so the sofa looks grubby again far sooner than it should.
• No patch test. Skipping the fabric test to save time risks colour bleed or watermarking on the very piece you paid to freshen up.
• Surface-only "shampoo". A quick foam-and-wipe brightens the top layer but doesn't extract the soil and allergens living deeper in the cushion. It looks done; it isn't.

• Hot-steam extraction, the core step, which flushes the fabric and pulls the soil and most of the moisture straight back out.
• Eco sanitiser that removes 99.9% of dust mites and bacteria with a non-toxic, family-safe solution.
• Deodorising so the sofa smells genuinely fresh rather than of cleaning product.
• Fast-dry finish, thanks to proper extraction the sofa is typically dry and back in use in 2 to 4 hours.
